These Terms & Conditions (“Terms”) set out the agreement between Villa Luxury Letting (“we,” “our,” “us”) and the person or entity (“Guest,” “you,” “your”) who books accommodation through our website or via third-party platforms such as Airbnb, Vrbo, or Booking.com. By proceeding with a booking, you agree to these Terms.
1. Bookings
  • A booking is confirmed once payment has been received and a confirmation email is issued.
  • Guests must be at least 21 years of age to make a booking.
  • Identification may be requested upon check-in.
2. Payment
  • Full payment is required at the time of booking unless otherwise agreed.
  • Payments made via third-party booking platforms are subject to their terms and processing policies.
3. Security Deposit
  • A refundable security deposit may be required.
  • The deposit will be returned within [X days] after check-out, subject to inspection of the property.
  • Deductions may apply for damages, missing items, or breaches of these Terms.
4. Cancellations & Refunds
  • Direct bookings made via our website:
    • Cancellations more than 7 days before check-in: Full refund (less processing fees).
    • Cancellations within 7 days of check-in: Non-refundable.
  • For bookings made through Airbnb, Vrbo, or Booking.com, the cancellation policies of those platforms will apply.
5. Guest Responsibilities
Guests agree to:
  • Treat the property and its contents with care and respect.
  • Not move furniture or remove items from the property.
  • Avoid causing nuisance, excessive noise, or disturbance to neighbours.
  • Comply with the maximum number of guests allowed in the booking.
  • Ensure all doors, windows, and gates are secured when leaving the property.
Important: Any intentional property damage or theft will be reported to police and charged to the Guest.
6. Check-In & Check-Out
  • Check-in time: 3:00 PM
  • Check-out time: 10:00 AM
  • Early check-in or late check-out may be available upon request and subject to availability.
7. House Rules
  • No smoking inside the property.
  • No pets unless approved in writing.
  • Parties or events are strictly prohibited without prior approval.
  • All rubbish must be disposed of in designated bins.
8. Liability
  • Guests stay at the property at their own risk.
  • We are not responsible for accidents, injuries, loss, or theft of personal belongings.
  • Guests are responsible for the actions of all members of their party and any visitors.
9. Cleaning Fee
  • A standard cleaning fee is applied to each booking.
  • Additional charges may apply if the property is left in an excessively unclean condition.
10. Force Majeure
We are not liable for failure to perform obligations due to events outside our reasonable control (e.g., natural disasters, government restrictions, pandemics).
11. Governing Law
These Terms are governed by the laws of Queensland, Australia. Any disputes shall be subject to the jurisdiction of Queensland courts.
